We’ll help you find a suitable tenant, carry out necessary background checks, and prepare the necessary contracts. Our team will also conduct a thorough inventory of your property before check-in to ensure everything runs smoothly.

For those who want to sit back and relax, our full management service has got you covered. We’ll take care of everything from finding a tenant to conducting regular inspections and handling any necessary repairs. You won’t have to worry about a thing. Our team conducts inspections every three months to ensure your tenant’s safety and your property’s condition.

As a landlord in Wales, you must register your details and property address with Rentsmart Wales to comply with the regulations. Don’t worry; we’ll help you stay on top of this. Managing Lettings Agents Fees and Charges

Initial charges – LANDLORDS:

  • Fixed charge to the landlord for arranging a letting £420 including inventory.
  • Administration charge for arranging a letting – £0
  • Administration charge relating to deposit protection – £0
  • Charge for arranging a guarantee (if required) – £0
  • Ongoing charges for management:
  • Fixed charge to the landlord for management of the property (if any) – £0
  • Commission payable by the landlord for managing the property 12.00% of rents actually received.

Renewals

  • Charges to landlord for renewing tenancy when it expires with the existing tenant renewing. – £0
  • If re-letting the property when it is vacant are the charges the same as those itemised above under the initial charges. No
  • If not, specify any difference in charges. – £240
  • Charges to the landlord if renewal is affected where at least one tenant remains but a new tenant(s) is/are introduced. Fixed fee – £180
  • Charge to the landlord for assignments etc. if tenancy is transferred whilst it continues £0.

Charges during tenancy
