Just off the A4067, before you get to the Cwmgiedd traffic lights, Morgan homes are building 110 two, three, and four bedroom houses and bungalows on the former CME Developments site. Of particular note is the energy efficiency of these properties — being built to achieve an A energy efficiency rating.

Maes Y Rhos, Penrhos, Ystradgynlais – Persimmon Homes

Persimmon homes are busy with the initial ground work for their Maes Y Rhos development on the former site of Penrhos School and will stretch from Cwmtawe Road to Min Y Rhos. Phase 1 of the development will consist of 42 houses including a mix of 2, 3, and 4 bedroom houses. However, planning has been lodged to build 134 houses in total which if granted, will make it the largest new housing development in the area.

Cynlais School

We don’t know much about this development at present except that foundations have been laid on the former Cynlais School playing fields adjacent to the Cwmgiedd traffic lights.

Also of note

Hansak Ltd – Ystalyfera – Tirbach Colliery

At the time of writing, in Ystalyfera, outline planning has been submitted on behalf of Hansak Ltd for 106 new houses on the old Tirbach washery site.

What Do New Developments Mean for Ystradgynlais and SA9?

Boost to the Local Economy

Well firstly, with this many new developments in such a short space of time, Ystradgynlais and the SA9 area is set for a significant population increase over the coming years. The increased population will naturally lead to higher footfall for businesses, fostering economic growth and attracting new commercial ventures. This economic boost has the potential to create employment opportunities and stimulate further investment in the town.

Infrastructure Concerns

However, with a population increase comes concern about existing infrastructure. Many SA9 residents have expressed their concerns about how well services such as healthcare and schools can support the population increase. And of course, with most households owning at least two cars these days, increased traffic around the town and on the A4067 is also a concern for residents. As Ystradgynlais anticipates a population increase, authorities and local stakeholders can proactively address concerns by investing in upgraded healthcare facilities, expanding schools, and enhancing transportation networks to ensure a seamless transition for residents.

Increased Diversity

The availability of contemporary homes alongside traditional housing caters to a wide range of preferences and needs, attracting individuals and families seeking modern amenities, energy-efficient features, and a fresh canvas for personalisation. These new developments will no doubt attract those relocating from other areas to enjoy the semi-rural aspect of Ystradgynlais and SA9 whilst retaining easy access to Swansea and the M4 for commuting. An influx of new residents will add diversity to an already vibrant town.
